We had a fantastic buying experience with Lance who patiently stayed the course with us as we dealt with a very competitive market over the last few months. From the outset, Lance indicated that he wouldn't try to force anything and he'd be happy to work with us as long as it took. He stayed true to his word and we never felt pressured to make a decision throughout the entire process. Over the last few months he was extremely responsive and bent over backwards to schedule appointments for us. At every house we viewed, Lance had a sharp eye for detail and immediately pointed out concerning areas common with older homes in the Marin area. At each of the homes that we were excited about, Lance then went through the disclosure packets with us to explain what each item meant and the potential implications for us. There were numerous homes that he kindly encouraged us to reconsider pursuing given the potential defects and possibly money pit situation. Overall, I was most impressed by his approach to find the best home for us in our stage of life and continually remind us that we'll find the right home with time; and not to make a rash decision in our eagerness to own. We finally found our home that we had to have, and Lance worked with us to come up with the best strategy to pursue. He was thoughtful in the approach and got on the phone with us before bringing the offer to the seller and we were under contract within a few hours! After the offer was accepted Lance continued to help us through the various steps and what to expect to get to the finish line. He coordinated multiple visits to our house (pre closing) and even got the sellers to give us a walk through which was helpful to understand some of the unique features of the home. Overall, I give Lance a 10/10 on the whole process. He's never pushy and I appreciate his frankness in telling you what you should know rather than what you might want to hear. He's helped my understanding tremendously and I felt like I knew exactly what I should expect going into owning our first home. Highly recommend using King Realty in SF, Marin or surrounding areas.

Lance has a great knowledge of San Francisco. As a first time home-buyer, Lance was there every step and included on every correspondence related to the new home purchase. He wanted to be a part of the entire process which was reassuring. Lance assisted in reading through much of the paperwork and breaking it down the key points to me over conference calls and via email. He would point out areas of concern when we visited homes and even with the decided purchase he made sure we were aware of what I was signing up for. He was available when we needed him and when he wasn't due to his family commitments (gotta respect that), he made sure someone he trusted was there to help me.

I cannot recommend Lance highly enough as a broker. Lance had been helping us look for a home for over 9 months. He never put any pressure on us to buy; in fact it was quite the opposite. When touring a home with Lance, he would point out every possible issue or concern to make sure we were aware of them. He even saved us from buying a home that we thought was perfect, as he noticed the garage entrance was too small for standard cars (something the listing agent had tried to disguise). He was extremely patient with us throughout the process, and once we were ready to buy (over Thanksgiving week no less) he jumped into action despite him traveling for most of the week. He helped us negotiate a good price and some great concessions from the seller that made us feel even more excited about the purchase. Even after close he has been extremely helpful in getting the seller to provide additional documents and answer questions about the home. In short, Lance was great and I definitely plan on using him in the future.

Lance at King Realty was absolutely amazing to work with and went above and beyond to help me sell my house. One of the things I like most about working with him is how easy-going and straight forward he is which is rare in the industry. From the beginning he earned my trust made me feel more at ease during the entire process. Lance expertly navigated me through bumps and delivered a result that was much higher than my expectations. Lance and two of his associates worked patiently with me for a year to find the perfect home in San Francisco. Lance knows the city inside out, and knew the pros and cons of so many of the condo buildings I looked at, as he has experience buying and selling in many of them. I found he was often able to guess exactly the price an apartment would sell at, a very useful skill when putting together an offer! He gave me honest and insightful feedback at every step of the way -- even at times to dissuade me from making a purchase he knew I'd be less happy with later. I could not ask for anything more. He was initially recommended to me by two friends who each had great experiences buying with him, and I will pass on the favor by recommending him to everyone I know!
