I strongly advise anyone looking for a reliable, ethical real estate team to look elsewhere and avoid this group due to our experience with one of their agents, Ashley Nguyen. We rented a property on Lakewood Drive where Ashley acted as the representative. Throughout our time there, she engaged in unauthorized property management activities that eventually led to formal state disciplinary action and a lawsuit. During our transaction, she instructed us to write a check for $2,100 directly to her personal name rather than her broker, which is a severe violation of Texas real estate regulations. Furthermore, she was listed on our lease as the primary contact for repairs, leading us to believe she was our property manager. However, when the property fell into uninhabitable conditions, our serious repair requests were completely ignored. When we tried to negotiate a lease termination due to the unlivable state of the home, she agreed to terms but later admitted she actually lacked any legal authority from the owner or her broker to bind the contract. When the lease ended, she and the landlords wrongfully withheld our security deposit, completely breaking a written agreement for a full refund. We were forced to take legal action and sue them in Harris County Small Claims Court (Case Number: 252100318455). The judge ruled entirely in our favor, issuing a formal judgment ordering Ashley Nguyen and the owners to pay us $3,150 for breach of contract and wrongful withholding. We also filed an official complaint with the Texas Real Estate Commission (TREC File No. 255508). Following a full state investigation, TREC officially reprimanded Ashley’s license, fined her an administrative penalty of $3,000, and ordered her to complete 30 hours of mandatory property management education for acting negligently and incompetently. This entire situation cost us thousands of dollars, months of stress, and forced us into court just to get our money back. A reputable, "top" real estate team should maintain strict oversight over their agents to ensure they are operating legally and ethically. Everything stated here is a matter of public record. I recently completed a home purchase through this company and had a meh experience regarding how they handled last-minute complications. The biggest point of frustration was the issue with the appliances. Per the contract and the signed Non-Realty Items Addendum, the seller explicitly agreed to include the Washer, Dryer, and Refrigerator. However, during my final walkthrough, I discovered all these items had been removed without any prior notice. The brokerage's resolution was very indecisive; they only suggested a minimal credit that didn't even cover the cost of new units and installation, and even suggested I should just go buy used appliances myself. Furthermore, the scheduling for the walkthrough was disorganized, which created unnecessary hurdles for my planning. Because this company acted as an intermediary representing both parties (Dual Agency), it felt clear that they were not truly fighting for the buyer’s best interests. It appeared the primary goal was simply to close the deal and secure the commission from the seller rather than ensuring the buyer received the property exactly as promised in the contract. If you are a buyer, I strongly recommend having your own independent representation to ensure your rights aren't overlooked. One good thing is their admin team is very helpful and communicative.
