I love this little Vietnamese eatery inside 99 Ranch in the Warm Springs area of Fremont. The food and drinks are always tasty, well made, and filling. I've never had anything bad here. I love their banh mi sandwiches.

Casual food court setting with 5 star quality from food, service to affordability. Very good Meatball Banh Mi with good serving portion, flavorful meat, and fresh ingredients. Reasonable priced at $8.50. Yummy Grilled Pork Spring Rolls and Nem Nuong Rolls. Also quality ingredients. Priced at $7.50 per order. Each order came with 2 rolls. Their drinks were also very good. They definitely pay attention to what their serve and it shows. Reasonably priced and nice friendly staff who were happy to help.

The store failed to deliver accepted order (paid). Said out of stock. It happened 3 times in the past 3 months. I ordered sandwiches for our family at around 5pm, picked pick-up time 6:15pm, paid. Then at 6:05pm while we were driving on our way the store, we got a short notice of out-of-bread. This messed up our dinner plan for our family. Advice to the store: please reserve the supply for accepted paid orders. If you can't keep the supply for the order then don't accept the order in the first place. I hope the store management can improve and don't let it happen again in the future. I usually don't write bad reviews. But the problem happened 3 times in 3 months. It appears that the management is careless about customers' inconvenience.

One of the best Banh Mis I had recently! The bread is the perfect mix of soft and crunchy (slightly softer than typical Banh Mi which I like), and they toast it warm. It's like resting on clouds. The pate, ham and head cheese (meat jelly) combo is very flavorful, bright and not greasy at all. My wife really enjoyed it. The portion is decent. And most importantly it's simple and affordable for only $8.50! Their spring rolls are good too. The cashier is friendly and the pick up is fast!

I got the beef stew here and it was quite good. It came with a French baguette that was lightly toasted and crispy. It was a good meal for $10.
