Update 07/15/26 The owner changed since the last time I came and they offer so many more options now. Pros : Variety of treats to choose from Tried there Ham and Cheese Croissant and it’s really good. Taro milk tea w/ Lychee is so good, and I’m picky about my Taro. I guess they have another place that makes donuts and brings them in the morning. They were really soft and pretty great donuts not gonna lie. Cons A little overwhelming for a second because of the amount of options you have . But then it’s all good. 👍🏼 Based on there menu they do have these waffles things I want to try next time I come in. Overall I’m impressed and can see myself coming more often😗
Great place to get drinks such as Matcha, Vietnamese, coffee, Boba. Nice area with lots of parking. The service was very friendly and has a decent amount of seating inside. Overall, I would come back.
The waffle was so good with all the toppings. I also ordered the matcha, and it was amazing. Highly recommend this place if you’re craving a good dessert.
I don't normally like to leave negative reviews but this was such a bad experience people need to be fully aware before making the same mistake we did. I should've seen the red flags when I ordered two drinks on their menu and was told by the solo worker there that she didn't know how to make them so we all had to compromise our drink orders to something she did know how to make. We ended up ordering 4 drinks and a waffle and waited for more than 45 minutes to get our order...which was wrong. We ordered a waffle with vanilla ice cream and banana topping and got chocolate and Oreo topping. The girl was all alone and trying the best she could but this is unacceptable. I've never in my life had to wait almost an hour to get boba and still received the wrong order while she was in the back talking on the phone. At one point I asked to just be refunded for the order for it taking so long and she just ignored me and said it was almost done and proceeded to take another 30 minutes with the order. I honestly don't know how this place is still open. I wish I could've given negative stars.
FamLe Sippin was okay. Not the best boba place I’ve been to. It was pretty pricey as well. It ran to a little over $9 for a drink. I got the Hulk with boba and it was alright. I personally wouldn’t get it again as it was lacking the taro flavor. My friend got the Lychee Fire which was pretty good. The boba itself was okay; not super flavorful as other places I’ve tried. The reviews for this boba spot were very scary as it mentioned a lot about the owners calling the tow truck on customers’ cars. For this, I personally wouldn’t go back as I am not willing to pay for a $9 boba AND a towing ticket… Overall, the boba was mid; not somewhere I would drive far for.
